Landlord with 2 properties

I am a landlord with 2 properties. I have signed up for Clearbooks free ready for Making Tax Digital from April 2026. Should i have a separate 'business' for each of my properties or just log everything under the 'business' which was created when I set up my account. I don't have a 'business' as such I am just a private individual who has 2 properties and submits a self assessment tax return.

Also, as i am a private individual and don't have a company I don't have a business name so put 'n/a' for the business name and now this appears as my business name in the dropdown. Can I change the name of my business to my name?

Hi Katherine,

I have taken a look and noticed you have taken out a Sole Trader account. In this case, if you hover over your account name at the top right, you must click Add Business and select the Landlord account type.

And in this case, you will only need one Clear Books account to record your property income. To get started, we have a comprehensive library of resources to help you get the most out of your account, please see: here

Thank you. Is it possible to delete the sole trader account as this was set up in error?

Yes, once logged into the Sole Trader account, you must head to the Building Icon (top right) > Account > Close account.
