MTD for Income Tax: Foreign property submissions are now available

News posted by Pete Jones 2 months ago

Users with a foreign property Clear Books business can now submit quarterly updates to HMRC.

As per HMRC rules, from the 2026-27 tax year, foreign property MTD quarterly updates must include income and expenditure totals for each foreign property separately.

You can review these totals using the view option to switch between each property as well as the combined totals for all properties.

When you are happy that your totals are correct, click on "Submit to HMRC" to send the quarterly update.

That works. Thank you.

Hi Edward,

No problem and in this case, could you head to Settings > Account codes > Tick the show in purchases for the Foreign tax deducted from rental income. Once completed, you should be able to enter this foreign tax paid as an expense.

Tommy

Thank you for looking. So I am unable to enter it as an expense and have to enter it in the income section, but it is then a error with clear books that it in not entered as a negative is that what you are saying? Thank you

Hi Edward,

I have taken a look and can see you have entered the foreign property tax deducted as income. It needs to be an expense (negative income) and they should enter your rental income gross.

Tommy

Spoke that foreign tax relief can be claimed.

is there a problem with the submission page. Where it says foreign tax paid or deducted, this should be a number that is taken off the total income, if figures have been put in the expenses page there is no way of making it negative in the expenses page or making it negative on the submission page but then it can't be submitted to HMRC unless it is a negative number or taken off the total rental income.
